“A Haven in the Heights” – Pupukea
Among the North Shore’s diverse neighborhoods, Pupukea has retained its rural atmosphere within the framework of a large, primarily Country Zoned subdivision. Its approximately 500 properties have minimum lot sizes of one acre. Many have ocean and mountain views, while others are situated in a forest setting or surrounded with cultivated flower and vegetable gardens.
Pupukea includes four major subsections, Pupukea Highlands Phases One and Two, Greentree Estates, and Sunset Hills, which are accessed from Kamehameha Highway by way of Pupukea Road, originally built by the Army Corps of Engineers. The first subsections were developed in the 1950s and 1960s, and most still have their original protective covenants in place, preserving the rural ambiance of this unique area.
Pupukea is also unique on Oahu as the only neighborhood consisting of Country Zoned parcels with a gradual slope up from bluff lots approximately 325 feet above the highway to the top of the development at approximately 650 feet above sea level.
Richard Sterman, Principal Broker of Sterman Realty, which specializes in North Shore properties, bought his first parcel of land in Pupukea in 1977. Over the years, he has been active in hundreds of North Shore real estate transactions representing both buyers and sellers, new developments and property management. He says he is “passionate about Pupukea.”
“If you’re looking for a ‘haven in the heights’ combined with a country lifestyle, you will find it here in Pupukea. We are currently marketing two properties in Pupukea that I consider the best buys in the neighborhood in years,” Sterman said.
“A 43,560-square-foot ranch-style property at 59-343 Pupukea Road, previously priced at nearly $2 million, is now listed at $1.425 million. The property has ocean and, of course, the sunset views that Pupukea Highlands is known for. A 250-foot-long driveway leads to the four-bedroom, three-bath main house and guest cottage. The main house, with 3,000 interior square feet, is laid out on an open floor plan with high ceilings. Lanais and decks add another 2,000 square feet of usable space. The guest cottage has a bedroom, bath, and attached two-car garage. A large game room includes a rooftop, ocean-view observation deck. The barn is big enough for a full-size boat and trailer. This is a perfect home for a large family, or for people who like to entertain. The various living areas are well designed and private, surrounded by lush vegetation including mature fruit trees and ornamentals. The property, which is fenced, walled, and level, backs up to a 210-acre parcel of ag land…enhancing the privacy and country feel.”
Sterman noted that the property, which is equipped with photovoltaic and hot water heating systems, includes a swimming pool and hot tub, with additional covered and uncovered areas that provide parking for up to nine cars as well as workshop and storage space. Entry is through an electronically operated gate.
“Just up the hill at 59-405 Pupukea Road we are offering another one-acre property that will have special appeal for horse owners, or for people who would like to become horse owners,” Sterman said. “The level acre…with almost total privacy from all neighbors…includes a classic, country-style three-bedroom, two-bath main house, plus two additional stand-alone structures, a studio/ guest cottage in immaculate condition, and a tack room. The current owners have given this home the best of the North Shore’s charm and welcome feeling.”
The main home’s 1,373 square feet of interior living space, which includes a sun room, is augmented by a 400-square-foot lanai. The property includes three horse paddocks and a round riding arena.
“At the 400 foot elevation, this home enjoys cool breezes and is surrounded by tall arica palms and mature fruit trees which add to the atmosphere of seclusion and privacy. There’s also a small organic garden. Decades of love and attention have gone into this home and property, which is priced at $1.375 million,” Sterman said.
He added that Pupukea Highlands homes have access to hiking and riding trails in the immediate area and that the North Shore’s famous beaches are only a short ride down the hill. The North Shore Marketplace with numerous options for shopping and dining, as well as the main office of Sterman Realty, is about 15 minutes away on Kamehameha Highway.
