A New Community In Makaha To Call home

HOMES-101214-makahaEast Oahu Realty is offering the last dozen properties available at its Makaha Oceanview Estates and expects to be sold out by the end of the year. The Hawaii Kai-based brokerage took over marketing of the 76-lot development in May 2012.

The new gated community is located on Kili Drive about a mile from the Makaha Surfing Beach. The 13-1/2 acre development consists of a total of 76 lots ranging in size from 3,900 to 20,000 square feet. Prices start at just under $500,000 for house/lot packages. According to Realtor Suzanne Yen, exclusive sales agent for the project, 47 homes have been completed and occupied by the owners.

“When we first came out to Makaha to look at the property — which was then mostly dry, barren land with a few kiawe trees — it was hard to envision the beautiful new residential community we are looking at now,” Yen said. “New home sales in Makaha had been slow since the condo boom of the ’70s and ’80s. But we were confident that the growth of Kapolei and the Ko Olina resort would have a favorable impact on a new single-family home development in Leeward Oahu, particularly if the developer was able to offer a quality product at a good price.”

Yen pointed out that the three- and four-bedroom homes are available in a variety of oneand two-story floor plans, all with a covered lanai or patio and a two-car attached, enclosed garage. Most have mountain or ocean views, and nine of the remaining 12 are adjacent to the Makaha Resort and West Golf Course.

“The builder, Kazu Construction, has created a number of basic designs, which potential buyers can modify to suit their needs,” Yen said. “As a small local builder, they are open to customization, such as adding bathrooms, second master suites or additional covered patio space to take advantage of views. Upgrades in finishes, appliances and fixtures are also available. Front yard fencing, landscaping and irrigation are provided by the developer.

“Our buyer demographics have been diverse, from young local families to retirees to active and inactive military, both first-time and move-up buyers. The layout of the neighborhood contributes to the sense of a friendly, cohesive community. We are in the process of completing a landscaped walking park that will run through the middle of the property and connect the private looping roads within the development.

“A homeowners’ association has been formed and is already hosting community get-togethers. When military members are deployed, neighbors often offer to help out with shopping or other family needs. I think the varied backgrounds of our residents, as well as the common interest in surfing and golf, have contributed to making Makaha Oceanview Estates such a successful community.”

An on-site sales office is open daily from 10 a.m. to 5 p.m.
