Five years ago a two-acre parcel of raw land on Hawaii Kai Drive at the base of Kamehame Ridge caught the eye of Architect Jim Schmit… not because the dry, slightly sloping piece of property was distinguished by any notable natural feature, but because it happened to be just the right size and location for a small enclave of upscale, custom homes he had been contemplating.

Together with A. Y. Investments, he acquired the land in 2005 and began creating the infrastructure for the nine-lot subdivision that became the “Bali Lofts,” Hawaii Kai’s newest neighborhood.

Schmit, principal of JAS Architects, developed the concept for the project while traveling in Bali. He had observed that the climate was similar to Hawaii’s and much of the vegetation identical, but that there are notable differences in how local architecture has responded to climate and vegetation.

“Homes in Bali are generally much more open to the outdoors than most of what we build here in Hawaii…in some cases, there were no barriers between interior and exterior living spaces,” Schmit said. “So, in designing the Bali Loft homes, integration of the architectural design and open floor plan with the outdoor environment and landscaping was a priority. We made extensive use of glass…floor to ceiling sliding glass doors and windows, as well as glass wall panels and clerestory windows, are dominant design features in the homes. All are contemporary loft-style structures but each has its own distinctive custom finishes and detailing.

“Through strategic orientation of the structures and placement of windows and lanais we were able to provide views, primarily of the gardens and mountains, but some also overlook the ocean. Further carrying out the ‘Bali’ theme, we created a variety of water features and swimming pools. Privacy is enhanced with both plantings and perimeter walls. The homes literally ‘turn their back on the road.'”

The road the nine homes are sited along is Hawaii Kai Drive on lots ranging from approximately 10,600 to 16,500 square feet; access is from both Hawaii Kai Drive and Maunanani Street.

Four of the completed homes and two vacant lots have been sold to date, according to Realtor Mary LaVoie of Elite Pacific Properties, who is handling marketing for the project. A fifth home, now under construction, is scheduled for completion in August and currently priced at $1,495,000.
