Buyers Respond To Rural Privacy Of Kona Subdivision

Located in the Kona coffee district above the Big Island’s east coast, a new residential-ag project recently placed on the market is experiencing a flurry of sales activity.

Kona Uplands, a 225-acre development consisting of five-acre parcels, is attracting local and Mainland U.S. buyers, as well as generating steady interest among Big Island real estate brokers, according to Rick Vidgen, co-listing agent from Clark Realty Corp.

“The majority of lots in Phase One are already in escrow,” Vidgen said. “Interest from Big Island real estate brokers remains steady, and we’re seeing an uptick from Honolulu and Mainland West Coast buyers since sales efforts began in the last quarter of 2016. Phase-Two lots are now available, priced from $390,500. There is strong interest in the large agricultural homesites and a few more are expected to go into escrow shortly.”

According to Vidgen, the success of Kona Uplands is due in part to CC&Rs that focus on maintaining superb coastline view planes and one-acre building envelopes on the gentle mountain slope.

“Homeowners and investors appreciate the smart staggered layout and opportunities to utilize the additional land space. Ag-zoning requires 51 percent of each residential lot to be dedicated to agriculture with water-catchment tanks for irrigational use. With ideal growing conditions, this provides farm-to-table opportunities for buyers who plan to grow their own fresh tropical produce, or cultivate flowers and orchard crops,” Vidgen said.

Other features of the development include newly paved roads with underground utilities and the privacy provided by living within a rural gated community. Kona Uplands hugs the imposing Hualalai mountain at elevations between 1,600 and 2,400 feet, yet is just minutes away from convenient shopping, dining, entertainment, commercial facilities, beaches and world-class sport fishing. Above the development is a State Forest Preserve with more than 5,000 acres which can be accessed by trails. The historic plantation town of Holualoa — with quaint boutiques, galleries, local-style eateries, a general store and elementary school — is a short drive down scenic Mamalahoa Highway.
