Construction Begins at Bayfront Subdivision
The developer, GreeneWaters Group, founded by Chad Waters and Tyler Greene, purchased the property from in September 2013 and completed the subdivision of 20 separate, fee simple lots. The parcel was originally approved to be subdivided in 1992. Waters noted that it is among the last remaining undeveloped, large parcels fronting Kaneohe Bay.
Six single-family homes will have bay frontage; all homes will have bay access for recreational activities through a private common area. The single-family and paired homes are two-stories, the majority with views of Kaneohe Bay and the coastline. The original architectural design by a Southern California firm has been modified by Ron Agor Architects, a Hawaii-based architecture firm.
Ranging from 2,131 square feet to 3,223 square feet and designed with an open floor plan, the homes will have three to five bedrooms, two-and-a-half baths to three-and-a-half baths, and a family room. According to the developer, the homes can be reconfigured to include additional bedrooms and basic floor plans can be reversed to take advantage of the view with the kitchen and main living/dining area on the upper level and bedrooms on the ground floor. All homes have attached garages and guest parking, which is allocated throughout the community. Pricing varies based on view, lot size and floor plan. Starting prices are $815,000 for paired (duplex) homes, $895,000 for single-family homes and $1.825 million for waterfront homes.
