Finding Hawaii’s Affordable Condos

Although their “dream home” may be a house with a garden, many first-time buyers with limited financial resources are taking a realistic look at the market and opting to make their debut as homeowners with the purchase of a condominium apartment or townhome. They’ve decided not to wait for single family home prices to come down…because neither Realtors nor lenders have a crystal ball revealing “if or when”…and, if they are in a position to qualify for a loan now, they know it makes sense to make their move while interest rates are still low. In this series on affordable condos and town-homes, Realtors will comment on the marketplace and finding the best values.

A 3 bedroom, 2 bath unit in Hookena at Puhi is currently one of Kauai’s best condominium values with a price tag of $249,000 fee simple. Listing Realtor Nathan Smith of Century 21 All Islands, Princeville notes that the 969 square foot, 2nd floor townhome is in fact the lowest priced 3 bedroom, 2 bath condo available on the island.

The well designed, small townhome community is well located in the Puhi neighborhood with numerous conveniences close by, including parks, shopping, and schools.

Hookena was developed by D. R. Horton, Schuler Homes in 2006. Attractively landscaped and well maintained, it consists of eight two-story structures with a total of 56 two and three bedroom units and parking areas on over four acres. Some units, including the one listed by Smith, back up to a greenbelt. The second floor location of the unit affords a view of the hillside and serves to capture the cooling tradewinds. According to Smith, the unit was well-maintained by the previous owner and includes all major kitchen appliances as well as a washer and dryer. Pets are allowed.

“This little townhome community was developed primarily for first-time buyers and families in the market for an entry-level home,” Smith said. “In the immediate vicinity are several parks and the Kukui Grove Shopping Center with a wide selection of shops and services, restaurants, supermarkets, and a multiplex theater…it’s also the site of a farmer’s market and special events, many of them family oriented programs. The new Costco and Kapiolani Community College are also close…KCC includes a state-of-the-art theater and is a great cultural as well as educational resource.”

Recreational options in the Puhi-Lihue area are numerous. Puhi Park, a 3.40 acre neighborhood park, includes playground equipment and two tennis courts. The 4.37 acre Puhi Subdivision Park also includes tennis and playground facilities as well as a Little League Softball Field. Beach parks and a small boat harbor are approximately three miles away at Nawiliwili Bay. The closest golf course is Puakea, a scenic 18-hole course designed by Robin Nelson and rated as one of the nation’s top public courses.
