There are two major VA refinance options, an Interest Rate Reduction Refinance Loan, also known as IRRRL or VA Streamline, and a VA Cash-Out Refinance. Each has a different purpose and varying requirements. A VA Streamline helps borrowers shrink their monthly mortgage payment by refinancing into a new, lower interest rate. Homeowners can use a Cash-Out Refinance to lower their rate and take out needed capital.

The first step, whether for a home purchase or a refi, is to verify your eligibility, review your income and assets, and determine whether your credit score is a 620.

Pre-qualifying for a VA loan is fairly easy to do. To be eligible, prospective borrowers must fall into one of the following categories:

• Served 181 days on active duty during peacetime or 90 days during wartime

• Served six years in the National Guard or Reserves

• Be the spouse of a fallen service member who died due to a service related injury.

No matter which category you fall into, the next step is filling out a Certificate of Eligibility, or COE. This official VA document proves you are able to participate in the program and have met the service requirements.
