Hawaii’s Heavenly Heights – Kumulani

Topping Makakilo Ridge, Kumulani was developed by Finance Factors in the mid 1970s within the Palehua subdivision. However, the infrastructure of the 21-acre residential development was not completed until 1991. Kapolei’s only gated community, Kumulani was conceived as an upscale neighborhood with lots that range from 6,000 to over 17,000 square feet and overlook a scenic panorama extending from Diamond Head to Barber’s Point from an elevation of more than 1,000 feet.

Initially, sales were slow. The “second city,” of Kapolei, which would eventually drive the residential market in the area, was still in early stages of development when the first marketing program was launched.

In September 2000, Vernco Properties was contracted by Makakilo Investments LLC, owner of the majority of the unsold properties, to take over the stalled sales effort. “We created an all-new marketing program and literally reintroduced the entire project,” said owner/ Principal Broker Vernon Chock, who had recently sold out remaining lots in the East Oahu Na Pali Haweo hilltop neighborhood.

“We did a promotional mailing to addresses in the Makakilo area and were amazed at the response…the majority of local residents didn’t even know Kumulani existed. At least 20 per cent of our early purchasers came from Makakilo… among them people who obviously love the area, because they already owned homes on the hill. Another 70 percent of our buyers were from other parts of the island and they were attracted primarily by the large lots, great views, and gated security feature. Ten percent of the lots were sold to Mainland people, primarily second home buyers from California, Texas, and Midwestern states, who were planning to retire here.”

Today, all 113 Kumulani home-sites have been sold and the majority built out with luxury homes.

A specialist in West Oahu properties and the military market, she works out of the Waikele office and has been named among Century 21’s Top 50 agents nationwide and Hawaii Business magazine’s Top 100 Realtors in Hawaii.

“This is a bright, airy, light-filled home,” Evans said. “With 2,194 square feet and open floor plan it feels very spacious….and the sense of spaciousness is enhanced by the high ceilings and abundant windows that admit cooling breezes. There are views of the ocean and hillsides from all major living areas as well as the master bedroom. The five bedrooms and three full baths, which include one bedroom and bath on the ground floor, make it a great family home. The open concept kitchen, with an island for casual dining, and the large living room are convenient for entertaining. A separate formal dining room overlooks the view. The garage provides parking for two cars, and several additional vehicles can be parked in the driveway.”

Evans noted that shops, restaurants, commercial centers, and schools are just a short drive down the hill in the City of Kapolei. Within the general Kapolei area and close-by at the Ko Olina Resort are numerous recreational options, including golf courses and sandy beaches. She is showing the property by appointment and at Sunday open houses (September 6, 2-5 p.m.).
