Established as an upscale resort destination three decades ago, Kapalua continues to project an image of quality and luxury in both its resort and residential properties.

The 22,000 acre resort/residential community on Maui’s scenic northwest coast encompasses white sand beaches, nature preserves, marine sanctuaries, world-class golf courses, the recently opened Montage Kapalua Bay, the Five Diamond Ritz-Carlton Hotel, and upscale real estate developments.

Kapalua’s beaches have been ranked among the world’s best. The Plantation Course and the Bay Course host major tournaments, including the first PGA tournament of the year held at the Plantation Course in January. With its award-winning Tennis Garden, Kapalua is rated as one of the world’s premier tennis destinations. Kapalua is webbed with miles of hiking trails, including the Kapalua Coastal Trail, Arboretum Trail, Mahana Ridge Trail, and Village Walking Trails, providing additional options for outdoor activity. The Kapalua Resort Association maintains the common elements of the resort and operates a complimentary shuttle service throughout the resort as well as transfers to the Kapalua-West Maui Airport.

Spread across rolling hillsides, formerly blanketed with the pineapple fields of Maui Land and Pineapple, are single family home developments and gated estates. Condominium communities are clustered around the fairways of the Bay Golf Course and extend makai to the coast.

At the Bay Villas, one of the first and best located of Kapalua’s six condominium complexes, a two bedroom, three bath unit has been listed for sale at $1,800,000 fee simple by Mary Anne Fitch, owner and Principal Broker of Maui Estates International LLC, the Maui affiliate of Christie’s International Real Estate.

The Bay Villas consists of 27 separate buildings with 141 one and two bedroom units on approximately 16.5 acres fronting Oneloa Bay. The sandy beaches of Oneloa and Kapalua Bay are a short walk from Bay Villas, as is the Bay Golf Course.

“Bay Villa 23B2-4 is one of the most desirable oceanfront bridge-level, single-story condominiums in the complex,” Fitch said. “The open floor plan is designed for easy accessibility and sweeping views of the ocean and islands of Molokai and Lanai across the channel. The views can be enjoyed from the main living area as well as the lanai which has been partly enclosed to create an extension of the living room and dining area. Both bedroom suites are spacious. Considering the indoor/outdoor size over 2,000 square feet and the fabulous oceanfront location of this unit, it is a terrific value.

“The oceanfront setting of the Bay Villas is so desirable that the property is experiencing a true Renaissance, as individual owners invest in major renovations to the interiors of the units. There is a strong demand for vacation rentals at this property which offers many attractive features in addition to its choice location -two tennis courts, three swimming pools, and barbecue and recreation areas.

“Residents can take advantage of reduced rates at the golf courses, as well as complimentary shuttle service for transportation to the various restaurants, shops, and spas within the resort.

“Repeat guests who enjoy the lifestyle often purchase units at the Bay Villas. The investment offers the opportunity to enjoy a second home or vacation home, while benefiting from rental income to offset monthly expenses. Traditionally, the majority of Kapalua owners come from the west coast of the Mainland and Canada, but as more and more non-stop flights to Maui from other areas are added, that is changing. Kapalua has become more of a global destination as it continues to gain recognition as an all-season resort…and one of Hawaii’s most scenically spectacular.”
