The 642-acre Ko Olina resort has continued to evolve and diversify since ground was broken for its first condominium property, The Fairways, nearly 20 years ago.

Currently Ko Olina consists of several different lifestyle communities, including townhomes, single family homes, golf estates, and beachfront condos in midrise and highrise structures. Recently added to existing resort properties -JW Marriott Ihilani Resort & Spa and Marriott’s Ko Olina Beach Club -is Aulani, A Disney Resort & Spa, developed on 21 oceanfront acres.

Ko Olina incorporates all the natural features and amenities equated with a world class resort destination. Five lagoons with sandy beaches notch the western coast, four of them created by Ko Olina’s visionary developer Herbert Horita, the fifth a natural lagoon at Paradise Cove. The Ko Olina Golf Club is a complete golf facility with an 18-hole championship golf course designed by Ted Robinson. The Ko Olina Beach and Sport Club includes tennis facilities and a fitness center. The 43-acre Ko Olina Marina with more than 300 full service slips can accommodate vessels up to 150 feet in length.

Numerous options for shopping and dining are available to residents and visitors at a variety of venues throughout the resort, including the hotels, the Marina, Ko Olina Center, and Ko Olina Station.

In the mid 2000s, Centex Destination Properties undertook a series of residential developments at Ko Olina, including the luxury condominium residential/resort property Beach Villas at Ko Olina completed in 2008. Located on a 7.3-acre site fronting Lagoon Two, the Villas consists of two towers with 247 two and three bedroom units. The architectural design was created by Architects Hawaii, which collaborated on interiors with Philpotts & Associates. Units are available in a variety of floor plans ranging from approximately 1,300 to 2,000 square feet; all have lanais varying from 178 to 560 square feet. Signature kitchens by Chef Roy Yamaguchi feature state-of-the-art appliances. Interior finishes include black granite countertops, travertine flooring in the living room, master bath, and lanai, African mahogany trim and cabinets, and designer lighting.

Among the common area amenities are a lagoon-style heated swimming pool, whirlpool spa, fitness center and lap pool, a members’ club for private functions, and a private beachside bar.

Distinctive Homes Hawaii Realtor Naomi Corpening (R) has listed a three bedroom, two and a half bath condominium apartment in the Beach Villas for $1,698,000 fee simple. The 1,507 square foot unit with a 227 square foot lanai comes with two parking stalls.

“This apartment is being sold by the original owner who maintained it in like-new condition and recently upgraded kitchen appliances,” Corpening said. “Another important feature that makes it a terrific buy is its location on the 12th floor of the Ocean Tower. These high floor units, only two to a floor, are served by two keyed elevators, which contributes to the sense of privacy and security. Because this unit faces the ocean, looking out over the landscaped complex, the view is protected. This is a spectacular view that takes in the coastline to Diamond Head, the golf course, mountains, sunrise and sunset over the ocean, and whales breaching off the coast in season. Corpening noted that the Beach Villas is 51 percent owner-occupied and that rentals with a minimum of six nights-seven days are allowed. “Many of the rentals are managed by the owners, others by property managers. Apartments, including this one, are renting for rates ranging from $2,500 to $4,000 a week depending on the season.
