Bediones sits open houses in the neighborhood 50 of the 52 weeks each year and has been representing buyers and sellers in the neighborhood for 15 years. “About 40 percent are off-island homeowners, part-time residents who visit their homes about twice a year, mostly during the Christmas season and summer break,” she explains. “They come from the Mainland and Asia, and are drawn to the beautiful views and peace of mind that the security offered provides when their homes are not occupied.”

Prices at Hawaii Loa Ridge have been more stable than the rest of Oahu, demonstrating resilience to the forces that affect other housing markets. The median sales price for homes sold in the last 12 months is $1.6 million – and this median price has remained steady since 2010.

Now is an exciting time at Hawaii Loa Ridge. The “days on market” for listings has dropped to a stunning 15 – down from 29 days in 2011 and 55 days in 2010. This key indicator signals increasingly strong buyer interest.

“Inventory is very tight in Hawaii Loa Ridge and we’re starting to see offers over asking price. Only five homes are listing at below $2 million,” says Bediones.

“If you dream of building your own estate, it is still possible to acquire land in Hawaii Loa Ridge, but it’s going fast,” she adds. “Seven undeveloped lots are listed, with prices that range from $795,000 to $2.7 million.”

As the jewel in the crown, The Pointe is a gated community within the gates of Hawaii Loa. It has an additional layer of security, homeowners there pay a second set of maintenance fees, the lots are bigger and the homes tend to be larger.

Home sales at Hawaii Loa Ridge can take place on a delicate time line, says Bediones. “Since buyers are in no rush to purchase, and the majority of the sellers don’t have to sell either, it can take a lot of maneuvering and negotiating to get sellers and buyers to come to an agreement on price.”
