Hillside estates peaceful by design
Glorious views, luxurious private retreats make life atop Hawaii Loa Ridge truly beautiful
Known for incredible ocean views, custom-made homes and exclusive access, Hawaii Loa Ridge offers a peaceful retreat for those looking to escape the pace of city life. Tucked into two exclusive communities overlooking Oahu’s South Shore, the homes of Hawaii Loa Ridge offer additional privacy and security to their residents.
With architectural styles that range from modern to Mediterranean, the custom-designed residences of Hawaii Loa Ridge reflect the individuality and distinct aesthetics of the homeowners.
“There are very strict architectural guidelines that call for the homes to follow the contour of the property, so homes are built following the slope of each lot,” explains Dolores Bediones, Realtor and Partner at Prudential Locations. “View channels were created for each property so each homeowner has protected views.”
The majority of the properties have views of Diamond Head, Koko Head or directly to the ocean. A few of the properties even have 180-degree views.
Bediones sits open houses in the neighborhood 50 of the 52 weeks each year and has been representing buyers and sellers in the neighborhood for 15 years. She says that the exclusive estates’ demographic trend leans toward mature homeowners who have “made several moves before they make it up to the Ridge.”
“About 40 percent are off-island homeowners, part-time residents who visit their homes about twice a year, mostly during the Christmas season and summer break,” she explains. “They come from the Mainland and Asia, and are drawn to the beautiful views and peace of mind that the security offered provides when their homes are not occupied.”
Hawaii Loa Ridge homes have retained their value thanks to visionary planning: The infrastructure and structural guidelines ensure quality design and breathtaking views. The community was conceived as a gated enclave, providing residents with the services of a community association, including 24-hour security, mobile security dispatches throughout the neighborhood, and a management office. Residents also enjoy a recreation center with tennis courts, a children’s playground, and a picnic area in the Ridge Park.
Prices at Hawaii Loa Ridge have been more stable than the rest of Oahu, demonstrating resilience to the forces that affect other housing markets. The median sales price for homes sold in the last 12 months is $1.6 million – and this median price has remained steady since 2010.
Now is an exciting time at Hawaii Loa Ridge. The “days on market” for listings has dropped to a stunning 15 – down from 29 days in 2011 and 55 days in 2010. This key indicator signals increasingly strong buyer interest.
“Inventory is very tight in Hawaii Loa Ridge and we’re starting to see offers over asking price. Only five homes are listing at below $2 million,” says Bediones.
“If you dream of building your own estate, it is still possible to acquire land in Hawaii Loa Ridge, but it’s going fast,” she adds. “Seven undeveloped lots are listed, with prices that range from $795,000 to $2.7 million.”
As the jewel in the crown, The Pointe is a gated community within the gates of Hawaii Loa. It has an additional layer of security, homeowners there pay a second set of maintenance fees, the lots are bigger and the homes tend to be larger.
Home sales at Hawaii Loa Ridge can take place on a delicate time line, says Bediones. “Since buyers are in no rush to purchase, and the majority of the sellers don’t have to sell either, it can take a lot of maneuvering and negotiating to get sellers and buyers to come to an agreement on price.”
If you’ve been thinking of selling a home in Hawaii Loa Ridge, now is the perfect time. The market is heating up and more buyers are in town for the summer months.
