Veterans! Interest rates are at historic lows across the board nationally, and VA Loans are no exception. So if 2015 is the year you are planning to buy a home, it’s time to get started and lock in a rate before they start inching up again.

Also, keep in mind that inventory at the most desirable price points and in the choice locations will be depleted as buyers start taking advantage of the favorable rates. This applies to the lower priced starter homes and the generally higher priced single family homes in the most convenient neighborhoods in terms of proximity to schools and shopping.

We suggest that you talk to both your Realtor and a Veterans United VA lender this week to discuss making the big move into home ownership and taking advantage of your VA Loan benefit.

Keep in mind that Realtors will probably suggest that you get pre-qualified for a loan in the price range you can afford based on your income and amount of the monthly mortgage payment.

There are no better terms available than what you are entitled to as a veteran, such as no down payment, no private mortgage insurance, flexible terms, relaxed credit scores, and excellent refinancing options. VA does not have a minimum credit requirement, whereas most other lenders will want to see a credit score of at least 620.

In the interest of making home ownership ever more accessible to veterans, the VA has recently relaxed restrictions on loans for the purchase of homes with unpermitted features.

Who is eligible for VA financing? Service members and veterans who meet the basic eligibility requirements include those who have served 90 consecutive days on active duty during wartime or 181 days during peacetime, or who have served in the National Guard or Reserves for a minimum of six years. Surviving spouses of service members who have passed away due to a service related injury or have passed away after sustaining a permanent disability for a minimum of ten years may also be eligible.
