Implementation Of Chinn Ho’s Vision For Makaha Valley Continues

Construction and marketing at Mauna Olu Estates, Leeward Oahu’s only gated neighborhood, have moved forward with starts and stops, as have other projects in the area, most notably the redevelopment and re-packaging of the venerable Makaha Resort.

The fee simple, single family home subdivision was a component of the masterplan for Makaha Valley created by developer Chinn Ho in the 1960s.

The 110 lots in the 200 acre subdivision, which range from one to two acres, have been sold, but homes have been completed on only 53; six new homes are in various stages of construction.

Among the appealing features of Mauna Olu are its low density due to the size of the lots and the spectacular views from elevations ranging from approximately 500 to 1,000 feet. With mountains on three sides, the homesites look out to the ocean over two golf courses, the Makaha Valley Resort course and the Makaha Valley Country Club, both public 18 hole golf courses.

The world famous Makaha surfing beach, several protected sandy swimming beaches along the coast, and Pokai Bay Beach Park are a few minutes away. Boats can be moored or launched at Pokai Bay Harbor. Additionally, the City of Kapolei and the Ko Olina Resort are, respectively, 12 and 10 miles from Makaha. The growth of the “Second City” and the resort have contributed to the marketability of residential properties in the area.

RE/MAX Honolulu Realtors Patricia and Peter Anderson, who work as a team, are residents of Mauna Olu where they built their own home in 2006 after living for five years on their boat at Ko Olina. They are specialists in Leeward Oahu properties.

“Mauna Olu is, I believe, the only place on Oahu where you can acquire a one to two acre view lot at prices starting at approximately $300,000 and build your own private estate in a secure gated community,” Patricia Anderson said. “And you are surrounded by some of the most spectacular scenery on the island. The weather is perfect, usually dry and sunny with cool breezes that flow over the mountains and down the valley to the ocean. The light showers bring spectacular rainbows, and brilliant sunsets are an almost nightly spectacle.”

To date, the Andersons have sold 15 properties in Mauna Olu, including homes and vacant lots, to a diverse group of buyers, both local and from out of state, the latter principally from the western U. S. and Canada, working professionals and retirees, and more recently families with children.

They are currently listing two luxury view estates. A 4,000 square foot home with a number of upscale features, including a media room, gourmet kitchen, and tiki bar, was completed in 2009 and is priced at $2,200,000. The 1.6 acre property includes a fruit orchard and an infinity pool set in manicured gardens. A 4,200 square foot home they describe as “Island-style” with open air living spaces and ocean views from all rooms is priced at $1,700,000. The four-year-old home is located on a 1.3 acre lot with moss rock walls and lush tropical landscaping.
