Kahala Combines Luxury With A Location You Can’t Beat

As one of the oldest and most desirable fine homes neighborhoods on Oahu, Kahala has always been in demand with buyers. Mainland and off-shore buyers are attracted to Kahala’s exclusivity and to the fact that it is within walking distance of the beach. Local homebuyers like the area’s location – close to schools, retail businesses and town.

“It’s a great neighborhood, so close to Waikiki and downtown Honolulu, yet still a bedroom community,” says EJ MacNaughton, REALTOR Associate at Prudential Locations. “When you’re home in Kahala, you don’t need to leave – everything is right there”

MacNaughton senses a growing shift in the demographics of Kahala. “I’m seeing a revitalization of Kahala, in a sense,” he says. “In the ’80s and ’90s, many Japanese buyers were coming in and building homes with huge square footage, but now many people who were raised in Kahala are moving back in and bringing back Kahala’s old historic charm.”

MacNaughton recently listed a home that exemplifies what many of today’s Kahala buyers are looking for: indoor-outdoor living and entertaining.

“Originally built in 2007, it’s a 5 bed-5 bath Hawaiian-contemporary residence that’s been beautifully remodeled this year with an open floor plan and plenty of light, created for entertaining and indoor-outdoor living.

Whoever buys this property will also inherit a brush with television fame, something not uncommon in Kahala, adds MacNaughton. The home was featured in the TV series “Hawaii Five-O” and was the residence of one of the show’s stars for a few years.

Inventory in Kahala is extremely low right now, with only 16 active listings on the market. Buyer demand has been exceeding the supply of available properties and multiple-offer situations are increasing.

The days on market for homes sold in 2013 is the lowest on record at 28 days. The months of remaining inventory (MRI), which is an important market indicator of supply and demand, is at 5.3 months, which is low for a luxury neighborhood on Oahu.

Homes currently for sale in Kahala range from a rare, remodeled condo in the Regency at Kahala listed at $1.1 million to two beach-front properties on Kahala Avenue, each listed for over $16 million. Almost all active listings fall between $2.2 to $4.5 million. The median price of the active listings is $3,887,500.
