Makaha Oceanview Estates Moves Into New Phase

The development of Makaha Oceanview Estates continues with a new venture that will add 76 condominium detached homes to the 13-1/2 acre gated community.

East Oahu Realty has been named exclusive broker for the project by the developer, Makaha Oceanview Estates LLC. Sales began in May with the release of 16 units, and seven homes are now under construction. With completion of the new development, which occupies 12-1/2 acres of the total parcel, the community will be entirely built out.

In 1985, Makaha Oceanview Estates Apartments, a low-rise complex consisting of 22 two bedroom units, was built on one acre and operated as a rental. It was converted to condominium by Peter Savio who also condominiumized and subdivided the entire parcel for then owner, M&M at Makaha LLC. Savio’s Hawaiian Island Homes upgraded and marketed the apartments, as well as vacant lots.

The gated community is the final phase of the overall masterplan created for Makaha Valley in the 1960s by Chinn Ho, developer of the Makaha Inn & Country Club, now the Makaha Resort.

According to East Oahu Realty Realtor Suzanne Yen, exclusive sales agent, sales of the remaining inventory of Makaha Oceanview Estates Apartments was completed in 2010 at prices ranging from $128,000 to $155,000. “Buyers were local people working primarily on the west side of the island as well as residents of the western U.S. and Canada,” Yen said. “The new product is also generating interest among both local and out-of-state buyers.

“We are currently offering three and four bedroom, one and two story models with five different floor plans in the first increment of 16 homes. Prices range from under $400,000 to the mid $500,000s. Interior living space of 1,340 to 2,113 square feet is augmented by covered lanais of 120 to 230 square feet. The average lot size is 5,100 square feet, the maximum approximately 20,000 square feet. The rim lots will have views of the ocean and the Makaha Valley West Golf Course which borders one side of the property.

“Golfers are looking forward to the reopening of the West Course which is being redesigned by Greg Norman for Pacific Links Hawaii LLC, owner of the East Course where play has continued. And, of course, great beaches, including the world-famous Makaha Surfing Beach, are only a mile away.

“The homes we are building at Makaha Oceanview Estates are quality homes with open floor plans and features geared to our Island lifestyle. The infrastructure is in progress with all utilities underground. Grading takes into consideration view channels for as many homes as possible. Roads are contoured and roadsides will be landscaped with trees and natural rock…a linear park will run through the property.

“We are working closely with a local landscape company, which will also design front yard landscaping included in the cost of the homes. Our objective is a visually appealing community that will complement the beauty of the Makaha Valley setting.”
