Neighborhood Debuts in Self-contained Community of Mehana

Manawa will consist of 80 residential condominium townhomes with eight new floor plans and up to 1,826 square feet of living area, as well as 12 commercial units. Twenty-six Flex Homes (live/work units), one of the most popular home styles, are being offered. These two-story homes consist of a main living area upstairs and a downstairs space that can be utilized by the owner either for their business or as an Ohana unit. Zoning for these units is AMX2, which allows for a variety of uses.

In addition to Flex Homes and dedicated commercial spaces within the residential buildings, Manawa at Mehana will feature two buildings completely dedicated to commercial use, so Manawa residents will have the convenience of restaurants, medical services, retail stores and other types of businesses close-by.

Mary Flood, D. R. Horton-Schuler Homes Vice President of Sales and Marketing, said the release of the first Manawa homes in October elicited a response that was not totally unexpected. “We knew from past new home releases at Mehana that there was a strong demand for well-priced, family-oriented homes in Kapolei,” Flood said. “We released 22 of Manawa’s total 92 units, and 15 sold within the first two weeks. We plan another release soon, and will continue to place homes on the market periodically.”

She noted that the Flex units are priced in the mid $500,000s, some with three-car enclosed, attached garages. Smaller twoand three-bedroom homes with two parking spaces are priced from the mid-$300,000s.

Features of the homes include a fenced private yard, premium wall-to-wall carpeting and vinyl flooring, open kitchen with island and dining peninsula, major appliances by GE, stainless steel kitchen sinks, master suites with walk-in closets, cultured marble bathroom counter-tops, and tub and shower surrounds with “aging-in -place” backers in showers to accommodate future grab bar installations. Homes are ductless split air-conditioning and electric car system ready and incorporate numerous energy-efficient features.

“The opening of our new Hookele Elementary School is a big factor in the popularity of the Mehana neighborhoods among young families. Residents of Manawa are just blocks away from the school, and children can walk to the campus without crossing any major streets,” Flood added.

Manawa is also a block from the Mehana Activity Center and community pool, which opened in late summer, a children’s playground and dog park. As the only residential community in the urban center of Kapolei, Mehana is also within walking distance of numerous options for shopping and dining.
