A new Kakaako condominium development, The Block 803 Waimanu, will add 153 affordably priced residential units to the neighborhood. According to project broker LIST Sotheby’s International Realty, prices will start in the mid $200,000s.

Seventy-six units have been priced according to the guidelines of the Hawaii Community Development Authority (HCDA), allowing for a maximum income of 140 percent of the Area Median Income (AMI) for Honolulu County in order to be eligible as a buyer.

Seventy-seven units fall under the guidelines of the Hawaii Housing Finance & Development Corporation (HHFDC), which approved the project stipulating that eligible buyers may have an income of up to 110 percent of the AMI for Honolulu.

The approximately half-acre site, accessed off Kapiolani Boulevard by Dreier Street, is currently occupied by a warehouse. The main entrance to the building will be on Waimanu, with vehicular egress on Kawaiahao Street. Architects for the seven-story structure are Block 16 Architects & Urbanists. The developer is Franco Mola, principal of Eight Zero Three Waimanu, LLC.

The building will include 123 studios with a full kitchen and bath, 18 one-bedroom/one-bath flats, 11 one-bedroom lofts with one-and-a-half baths, and a single two-bedroom/one-bath unit. The majority of the units will have Juliet balconies and operable sliding glass doors opened from the main living area.

A variety of floor plans will be available. Three rooftop decks will offer 8,456 square feet of open, recreational space. Ninety-five parking stalls will be located in the building. The developer is offering an “urban mobility” package to units without parking, including unlimited car-share/bike-share rides and Uber allowances. All floors can be accessed by two secured elevators from the ground floor lobby.

Interiors, designed with an open floor plan, include quality finishes. Kitchens, which feature Carrara marble countertops and glossy white cabinetry, are equipped with GE appliances, including washer and dryer, dishwasher, oven, cooktops, range hood and refrigerator.
