NEW KAKAAKO CONDO attracting local buyers
Condominium residences at 400 Keawe, the new mixed-use development in Kakaako from Castle & Cooke Homes Hawaii Inc., are now 70 percent sold and the ground floor commercial space is currently under contract. A few of the 20 reserved housing units are still available, and more than 90 percent of all sales have been made to Hawaii residents, according to Castle & Cooke Executive Vice President Bruce Barrett.
The 1.52-acre, low-rise, six-story development, located at the corner of Keawe and Auahi streets, will include 95 one-, twoand three-bedroom residential units on floors two through six and 10,000 square feet of commercial space on the ground floor.
Units range in size from 581 square feet to 1,327 square feet and are priced from the high $300,000s to the high $700,000s. Currently, there are two-bedroom reserved housing and market unit residences available — all of which are priced from the low $500,000s and $600,000s, respectively. The commercial purchaser, Kamehameha Schools, will be handling the leasing of the commercial space.
Quality interior finishes include hard-surface kitchens, bath and entry flooring, wall-to-wall carpeting with premium padding, oak and glass kitchen cabinets, engineered stone-quartz countertops and decorative kitchen back-splashes. Each unit comes with high-end appliances such as a Bosch stainless-steel French door refrigerator, a stainless-steel large capacity range, a stainless-steel built-in dishwasher and a ductless microwave and hood. Units also are equipped with a GE front-load washer and dryer, selected Kohler plumbing fixtures and PTAC air conditioning units in the living room and bedrooms.
Security includes a locked lobby and card-access parking. Surface parking is screened from the street behind the building structure, and each unit comes with one or two assigned parking stalls.
Common areas will include a shared 14,500-square-foot plaza, bicycle parking and mid-block pedestrian passage. 400 Keawe building amenities were programmed at a minimum to ensure the lowest possible monthly maintenance fees for homeowners. The block is being developed under a joint development agreement with Kamehameha Schools and will include an 88-unit rental complex.
The first home deliveries at 400 Keawe, a component of Kamehameha Schools’ master-planned redevelopment of Kakaako, are anticipated for December 2015.
Barrett noted that the majority of buyers have been attracted not only by the quality of the project, large unit sizes, price points and low maintenance fees, but by its convenience as well. 400 Keawe is a short walking distance to shops, restaurants, a planned rail station and bus lines to Waikiki and Downtown.
