New Website Includes More Properties For Sale Than MLS

By Lisa Scontras

It is like a cross between HiCentral’s Multiple Listing Service, Craigslist, FSBO.com and the classified section of the newspaper. Prudential Locations just revamped its web-site, PrudentialLocations .com, and it’s more sophisticated than ever. By merging real estate data from a variety of resources, the remodeled website is hands down the most comprehensive database of properties for sale in Hawaii.

“People just assume that every property for sale on the island is listed in MLS,” says Tracy Behler, executive vice president at Prudential Locations. “Actually, what is listed in MLS is only a part of the complete inventory available.”

What is missing, and not found in any one place until now, are auction foreclosures, new construction homes and condos and properties listed for sale by owner.

“We’ve gathered data from several other sources to augment the MLS listed properties because there really is no other source that incorporates everything,” says Behler.

The easily navigated site is designed to meet the needs of consumers across the board, not just buyers or sellers. The basic search engine can satisfy curious homeowners who see a for-sale sign go up and simply want to know the price while the advanced search features can help investors zero in on properties that interest them quickly and easily.

The foreclosure section alone features more than 1,000 listings. Buyers or sellers can search for foreclosures by neighborhood, price, bedrooms and bath – the same way you would search a conventional real estate site.

“According to the National Association of Realtors, over 90 percent of buyers use the Internet in their home search,” says Behler. “It’s how people search for real estate today, so it’s an area we’ve chose to invest heavily in.”

Latest enhancements of the company’s newly launched website include an expanded description of each property – with more photos, a mapping tool, a pricing/sales history and trends in the neighborhood.

“Our core philosophy has always been to empower agents and their clients with information about the market so they can make smarter, more successful real estate decisions,” Behler says. “We saw a need, this is information that people want all in one place, and we’re pleased to be able to deliver it to them.”

Navigating the site has been streamlined making it easier and faster to

find what you need.

Whether you’re looking to buy your first home, your first rental, you want learn about property management, home staging, pricing your property, how to find a fixer upper, improve your credit score, or use your self-directed IRA to buy investment property, PrudentialLocations .com promises to be everything real estate.

Conventional property searches can be as narrow as all homes in Kaimuki with 2 bedrooms or more, under $1 million or all pet-friendly condos in Waikiki with 2 parking stalls. You can search for ocean views, specific square footage requirements, school districts, or must-have amenities.

Beyond being a place to search for properties, Prudential’s site has a feature that will allow you to get instant emails anytime something new comes on the market, something sells, falls out of escrow or has a price change within the parameters you’ve set.

According to Behler, users feel like they are “getting the big picture” now that most every home for sale is available in one spot.
