Old Hawaii-style garden condos in Waikiki

HOMES-101914-1Located in a quiet corner of Waikiki is a unique condominium complex consisting of the Marina Gardens and Hawaiiana Gardens. The dual project includes a total of 72 one-bedroom, one-bath remodeled units, of which 45 have been sold since the project went on the market last year with remarkably affordable prices. East Oahu Realty is offering the remaining units at prices starting at $245,000 fee simple.

The unique property was constructed in the early 1950s as an apartment complex, but was later converted to condominium and remodeled by the developer. Both Marina Gardens at 1621 and 1627 Ala Wai and Hawaiiana Gardens at 1819 and 1821 Lipeepee Street are three-story concrete buildings overlooking landscaped gardens and views of either a pocket park or the Ala Wai.

Each complex includes two three-story buildings with 18 condominium apartments in each. Parking, which fronts the buildings, is included in the units priced at $320,000. Those priced at $245,000 do not include parking, but parking spaces located at the rear of the buildings can be rented for $150 a month.

“These are typical ‘old Hawaii’ style,’ concrete buildings,” said Project Sales Agent Naomi Toyooka. “The developer painted them inside and out, replaced flooring, upgraded and in some units totally renovated kitchens and baths. New landscaping was added around both buildings with native Hawaiian flowering plants, shrubs and trees, carrying out the ‘old Hawaii’ theme.

We have been selling to both local residents and people from out of state, some ready to move in now and others who plan to retire here and rent out their unit in the interim. Investor buyers are renting to both students and visitors. Many of the residents work in Waikiki, and some found the location ideal. Some are able to walk to work, others ride bicycles and mopeds. Since the recent approval of the residences for VA financing, we are experiencing new interest from the military market.

“One of the biggest selling points is the location, within walking distance of Ala Moana Beach Park and Ala Moana Center, as well as the shops and restaurants in Waikiki. The Hilton Hawaiian Village and Ilikai Hotel are close by. Also, there are parks and lots of open space at this end of Waikiki. On one side of the complex is a neighborhood park and on the other side the Ala Wai Canal and the promenade running alongside.

“The area is quiet and scenic. People enjoy walking along this lower section of the Ala Wai, many with their dogs, or just sitting out on the benches and enjoying the view.”
