Penthouse Living: Where Luxury Meets Location

No other property says that you’ve made it to the top better than “penthouse.” The word is a brand in itself.

For today’s globe-trotting client, the penthouses in Honolulu are unlike those in most cities. In addition to a bird’s-eye view of the jeweled cityscape, Honolulu’s penthouses boast panoramas that take in the ocean, glowing sunsets, iconic Diamond Head and Oahu’s mountain ranges, whose lush beauty plays out against the changing moods of the weather.

Why do people choose a penthouse over a luxury home or estate?

“It really is a lifestyle choice. Ease of living…space …security. And then of course, you have those views!” says Fine Homes Premier Specialist, Dolores Bediones. “With a penthouse, you can have all these wonderful amenities without the hassle of managing the maintenance. You live the luxurious life so easily.”

Bediones should know. As a partner at Prudential Locations, she recently represented the buyer in one of the most expensive residential sales in Oahu’s history. In her 25 years in real estate, she has listed and sold many of Oahu’s most exquisite homes and condominiums.

Penthouses are a high level of luxury living in Hawaii, she explains, and penthouse buyers are a distinct group. There is no urgency for them to buy today, so they can take their time until they find what they really like. Many are looking for fully furnished, turn-key opportunities.

“Penthouses are very unique properties for a very particular type of person. They enjoy a lifestyle where everything they desire is at their fingers and right outside their door – shopping, fine dining, entertainment, the beach and the park.”

Some penthouse buyers seek to “downsize” from large homes: They want to lose the headache of maintaining a large home, but are unwilling to give up space and luxury. With a penthouse, Bediones says, “it is more like living in a house and not a condominium building, but with the high level of security.”

Bediones just listed a rare Ko’olani penthouse. “What’s unique about this property is the open lanai. There are only a handful of places with private, open lanais. You can enjoy the sun and the breeze, and literally feel as if you’re in the clouds or on top of the world.”

With 4 bedrooms and 4.5 baths in two floors and 2,602 square feet of living space, plus a 363 square-foot lanai, this listing perfectly illustrates how penthouses are big on luxury and space. “Gorgeous hardwood floors throughout, marble, granite … There’s even a separate, dedicated storage space for this unit, the size of a small bedroom,” she adds.

Built in 2006, Ko’olani’s amenities include a pool and jacuzzi, tennis courts, putting green, clubhouse, exercise room, barbecue areas and dog walk.

There are 32 penthouses currently listed for sale in Honolulu, according to MLS data. They range in price from $968,000 to $9.8 million. “I’ve been seeing almost all cash buyers these days,” comments Bediones. “The buyers are also trending toward younger families.”
