Sales launched at new pocket community
Small infill developments are answering the demand for affordably priced single-family homes close to town. Kauhale Gardens, a new residential CPR development in Lower Kalihi, will add 26 new and remodeled single family and duplex homes with prices starting at $484,000 to the available inventory. A project of Blue Mountain Homes, the 26-unit CPR development is located on a 2.15-acre parcel at 2236 Hiu St. in Lower Kalihi.
“These homes are the right price in the right location,” said Cameron J. Higgins (RA) of Primary Properties Inc., who is serving as lead broker for the project. “Hiu Street is a quiet neighborhood street close to schools, churches, Kam Shopping Center, H-1 and Downtown Honolulu, the airport and hospitals.”
New, architect-designed single family homes with two, three and four bedrooms range in size from 880 to 1,100 square feet and are priced from $645,000 to $900,000. Duplex units with two and three bedrooms range from 505 to 835 square feet and are priced from $485,000 to $575,000.
The new Kauhale Gardens homes are two-story designs with large carports on the first floor and living areas upstairs. Architecture is by Tim Newberry of TN Designs & Associates; construction is by Craig Kawakami Builders.
All homes are equipped with stainless steel appliances, granite countertops and waterproof vinyl flooring. The new-construction homes will feature gas water heaters and ranges, while the renovated duplex units will have electric appliances. Split ductless air conditioning systems, landscaping and fencing for individual homes will be offered as upgrades. The property is surrounded by a six-foot white vinyl fence.
