Development of the 126-lot Kahala Kua subdivision and infrastructure began in the mid 1980s on the eastern flank of Wiliwilinui Ridge. By 1995 it was virtually complete and, today, remains East Oahu’s newest gated hillside community. Prudential Locations, now Locations LLC, served as exclusive broker for initial land sales and has maintained a strong presence in Kahala Kua over the years.
Appealing features of the community, which has continued to move upscale, are its cool, breezy weather, underground utilities, freeway proximity, and panoramic views… most properties overlook the ocean, Wailupe Peninsula, and Koko Head and some catch Diamond Head over the slopes of Waialae Iki on the western side of the ridge.
Kahala Kua has continued to attract owner/occupant buyers, who tend to retain their homes for longer than average periods, so only a few resales are available at any given time.
Locations LLC Realtor and Partner Dolores Bediones has represented both buyers and sellers in transactions in the development since its earliest stages, with more than 30 closings to date.
“At the start we were selling only vacant lots, and then, a few years later, the developer began offering house and lot packages,” Bediones said. “Lots ranged from 10,000 to 20,000 square feet, with larger lots generally on the upslope. Although a portion of the upslope lots was not useable, these properties were still desirable since adjacent land would remain open, enhancing privacy.
“Prices at that time started in the $200,000s for the upslope lots on Poola to about $330,000 for the perimeter lots on Kahalakua Street to a high of $400,000 for a cul-de-sac view lot. Most lots have some ocean and Koko Head views.
“Property values over the years have continued to appreciate. Original owners who purchased lots in the $300,000s, then built custom homes for between $300,000 and $400,000, resold two years later in the mid $800,000s. Five years later, these homes could command as much as $1.3 million, and today you might find them listed for about $ 1.6 million. That, in my opinion, describes a very successful development.”
Bediones is currently offering a home on a 21,926 square foot view lot at 5520 Poola Street. The property, which is entirely walled, is within the gated portion of the Kahala Kua community.
