Dan and Julie Ihara, “The Ihara Team” of Keller Williams Honolulu, have made a speciality of assisting seniors in choosing options for retirement, downsizing and transitioning to a new lifestyle. In some cases, the transition could involve selecting the retirement community that best fills their needs. Based on their many years of experience, the Iharas, both licensed real estate agents, have developed “The Complete Solution for Seniors” and an ongoing seminar program.
Dan is certified as a Senior Real Estate Specialist (SRES) and a Certified Aging Place Specialist (CAPS). He is the first and only real estate agent in Hawaii to be honored by the National Association of Realtors with the SRES Outstanding Service Award.
The Iharas’ next free seminar will be held Thursday, Feb. 23, from 9:30 a.m. to noon at the Hawaii Kai Retirement Community located at 428 Kawaihae St. Lunch and a tour of the community are provided.
Their “Complete Solution” program includes a host of wraparound services designed to minimize the stress of the transition process. It includes information on home-care and home-health options available in Hawaii and associated costs — including the difference between a monthly rental and a “buy-in” community — downsizing and decluttering a home that includes years of personal belongings, preparing the home for sale or rent, ways to increase the value of the home to sell at the highest price, and obtaining the highest return on investment in today’s market.
The program also provides assistance with floor planning, estate clear outs, donation, removal of unwanted items and coordination of moving needs. Dan also has created a property management company to serve those clients who choose to retain their home as a rental.
In addition to Dan and Julie, the Ihara Team consists of 10 agents and nine administrative staff. To date, they have closed over 700 properties and continue to focus on the well-being of senior citizens and investors on Oahu, with a significant portion of their business coming from repeat clients or word-of-mouth referrals.
“We are constantly being introduced to new clients by satisfied existing or previous clients,” Dan said. “Many buyers, sellers and investors learn of the Ihara Team through our educational seminars, which are free and open to the public. We have held upwards of 600 seminars over the last few years.
We’ve built our business based on education, and, in addition to senior seminars, we also offer 1031 Exchange, Homebuyer and Buy and Flip seminars.”
The Ihara Team is currently looking to the future and anticipates expanding its services to the Neighbor Islands, as well as the Mainland West Coast. Another project the team plans to pursue is establishing its Silver Spoons nonprofit, which is designed to take care of older adults when they cannot take care of themselves, whether to downsize and de-clutter or to add assist devices to their homes, enabling them to age in place gracefully.
