The Magic of Mililani Mauka

For many, one of the top priorities when shopping for the right home or the right neighborhood is finding great schools. That’s why in the master-planned community of Mililani Mauka – where the focus is on families – the schools are top-notch.

As a parent, Priscilla Walthouse, Realtor Associate at Prudential Locations, knows how important it is to find a school that is top-rated. In fact, she moved to Mililani Mauka in 2001 because she heard good things about the elementary school.

“Each of the schools in Mililani Mauka – Mililani Ike Elementary, Mililani Mauka Elementary and Mililani Middle – has a 10-out-of-10 rating, according to www.greatschools.org,” says Walthouse.

“My children go to Mililani Ike and, personally, I know they’re getting a great education,” she continues. “It’s my mortgage payment and private school tuition rolled into one! And when speaking to people at my open houses, many families with young children feel the same way.”

The total population of Mililani Mauka is 21,039 and the median age is 34.2 years old. And because of its close proximity to Schofield Barracks and Wheeler Army Airfield, there is a large population of military families as well.

“The typical demographic is predominately families with the parents in their late 20s to mid-50s,” says Jodie Tamaye, Realtor Associate at Prudential Locations and Mililani resident since 1997. “The top three reasons why buyers choose the area is it’s a newer community, the schools are good and the neighborhood is safe.”

Currently, there are 22 single-family active listings in Mililani Mauka, with a median sales price of $695,000. The median sales price of homes that have sold in the last 12 months is up slightly to $655,000, compared to $630,000 in 2011.

“The differences are not significant and show that Mililani Mauka is a very stable community and very popular,” says Tamaye.

Last year’s highest recorded sale was for $1,010,000, and it closed on Aug. 26, 2011.

“This was an American Classic, Residence 4 model with five bedrooms, three baths, 2,806 square feet of living area on a 10,575-square-foot perimeter lot,” says Walthouse. “There was also a non-MLS sale noted in the public records that sold for $1,120,000 on July 8, 2011 – also an American Classic, Residence 6 model with five bedrooms, four baths.”

American Classics is one of the subdivisions in Mililani Mauka with rim lots that look out to ocean or mountain views. Others include Legacy, Pacific Heritage and Pacific Traditions, and lots in these subdivisions are typically larger.

“It’s interesting to point out that certain subdivisions are more desirable even though they might be older,” says Tamaye. “Lot sizes definitely have an effect on value.”

Cul-de-sac locations are also popular.

“I represented the seller of an incredible property on a rim lot and on a cul-de-sac street location,” recalls Walthouse. “It had unobstructed ocean views, mountain views of Makakilo to Waianae and beyond.

“I also sold a beautiful property for another seller with a side-loaded garage on a 12,770-square-foot lot on a cul-de-sac. This home had great trade wind flow. I saw the buyer at the store a few days ago and he just loves the home.”

Mililani Mauka is a vibrant and healthy community, and it isn’t uncommon to see people walking or jogging.

“I sold a home in July last year because (the buyer) was an avid runner and said that Mililani Mauka has nice sidewalks, trails and, depending on your fitness ability, you can run on different types of terrain – uphill, downhill or on level streets,” says Walthouse. “We have lots of parks, recycling centers, a park and ride … and the newest arrival to Mauka, the Wayland Baptist University, which opened in September last year.”

Prudential Locations has recently launched a Mililani Mauka Living Facebook page aimed at bringing the residents of the community together. It was the first such site, but Walthouse says there will ultimately be others, where residents can find information about schools and the community activities, including garage sales and fundraisers.
