Vintage building starts new life at ‘Top of Kalakaua’
An innovative mixed-use development at the corner of South Beretania Street and Kalakaua Avenue will add 14 affordably priced senior rental units to the urban inventory.
Owner/developer Dennis Mahoney said total renovation of the 65-year-old building continues, with completion and occupancy projected for Octo-ber 2015. The “Top of Kalakaua” building is adjacent to Kulana Hale, a 15-story senior residential rental, which was co-developed by Ma-honey. The entrance to Top of Kalakaua, a three-story structure, is at 1541 S. Beretania St. An interior stairway and access to the parking garage are shared with Kulana Hale.
The ground floor of the 16,249-square-foot building is occupied by two tenants, Pacific Business Specialists, an accounting firm previously on the third floor, and Pho Tri, a Vietnamese restaurant that has been closed for renovations and will reopen at the end of July or early August.
Apartments on the second and third floors include 12 studios and two one-bedroom
units, all of which come with a full kitchen and bath. Reserved parking will be on the second and third levels of the Kulana Hale parking garage.
The general contractor, Coastal Development, has completely gutted the residential floors and is in the process of redeveloping the space with 14 apartments, which will have 9-1/2-foot-high ceilings and quality finishes. President James Mitchell said everything is being replaced, including electrical wiring, plumbing, windows, doors, lighting and
portions of the exterior facade, which will be stuccoed and repainted.
“This building provides an exciting new option for seniors who want independent living close to town,” Mahoney said. “There are numerous options for shopping within walking distance, including a supermarket, and a variety of restaurants have opened in the area. Major medical centers are less than a mile away. Buses to Waikiki and Downtown Honolulu make stops near the corner on both Beretania and
Kalakaua. This is a great location for people who don’t have a car … but, if they do, parking is convenient in Kulana Hale.
“Another feature that will appeal to seniors is the availability of exercise classes and social programs in the Kulana Hale recreation center and TV lounge right next door. Top of Kalakaua residents are also welcome to use the computer center and library. The facility is under the direction of the Kulana Hale Management Office, which provides management services for Top of
Kalakaua, including security with controlled entry and video surveillance.”
Mahoney said the apartments are now being finished and equipped with all-new, high-quality appliances and fixtures, including stainless steel stoves and refrigerators. Flooring is a scratch-resistant laminate in main living areas and bedroom and ceramic tile in the bathroom. Silestone countertops are complemented by hardwood cabinetry and shelving. Air conditioning units are ductless split systems allowing for control and modification within the units. Multiple cable outlets will provide flexibility for media and office furniture arrangements.
“Our goal is to make these apartments attractive and livable in every way possible,” Mahoney said. “As a final touch, we are converting exterior walkways on the second and third floors into a balcony, which will be accessible from the apartments.”
