A Haven in the Heights – The Bluffs at Waimea
Located on a hillside just southwest of Waimea Bay, The Bluffs at Waimea is now virtually built out with 18 custom homes completed. The project gathered momentum about ten years ago with extensive upgrading of the infrastructure. Access from Kamehameha Highway is via Tutu Road, which extends up to the rocky hillside and connects with Tutu Place. The 7.5-acre, fee simple residential subdivision is the newest development of its kind on Oahu’s North Shore.
The layout of The Bluffs was designed to provide ocean, coastal, and sunset views to the homesites. The R5-zoned lots range from 7,500 to 11,000 square feet. All utilities are underground, including water, cable, electric, and telephone.
Many of the original homes built on the lots were designed by architect Joe Lancor, who has numerous custom homes on Oahu to his credit, as well as commercial projects. These are large, luxury homes with high-quality finishes that have set the standard for new builds in the development. Designed for indoor-outdoor living, they take advantage of the ocean and coastal views as well as natural ventilation provided by the tradewinds.
Richard Sterman, Principal Broker and owner of Sterman Realty with offices in the North Shore Marketplace in Haleiwa, has been active with the project since its inception. A North Shore resident, he has specialized in sales and rentals of properties in the area since founding his company 1981. He is currently offering an ocean-view, 7,500-square-foot lot at 61-130 Tutu Place at $878,000.
“This is one of the highest lots in the sub-division and it will provide the future homeowner with coastal, ocean, and surf views,” Sterman said. “The lot looks out over the rest of the subdivision to a panorama that extends from Haleiwa to Waimea Bay.
“You can walk from the Bluffs to some of the North Shore’s famous surf breaks, including Waimea Bay, Alligators, and Leftovers. Several beach parks and picturesque Waimea Valley are just a short hike or bike ride away. Another advantage of the location is easy access to the freeway with Honolulu reachable in less than 45 minutes during non-rush-hour times. The Kam Highway traffic is generally lighter than in other North Shore neighborhoods. It’s about five miles to historic Haleiwa Town with a diverse collection of shops and restaurants and a little more than five miles to the Turtle Bay Resort with world-class golf courses and fine dining.”
The lot is co-listed by Sterman Realty and Ken Chong Realty. For more information or to arrange a viewing, call Richard D. Sterman (R) at 808.638.8600 or email Richard@Sterman.com.
