Diamond Head-Kahala

Kahala is more than just a prestigious address. Kahala is a community of homeowners dedicated to maintaining the quality and integrity of one of Honolulu’s most desirable family neighborhoods. Kahala’s approximately 1,040 single family homes occupy a mostly level area bordered by Elepaio Street, Kealaolu Avenue, Waialae Avenue, Kahala Mall, and Kahala Avenue, which extends 1.9 miles from the end of Diamond Head Road to the Waialae Country Club and the Kahala Hotel and Resort. Kahala’s sandy beach as well as proximity to golf and the resort, a shopping mall, and easy access to Waikiki are attractions of the neighborhood, where homes range in price from $1,780,000 to $30 million.

A long-time Kahala resident, who purchased a home shortly after arriving in Hawaii from the Mainland, said the convenience of the neighborhood was the deciding factor in selecting a large home in interior Kahala over similar properties elsewhere, noting that the location within walking or biking distance to parks, schools, shopping, and the beach was ideal for a large family with young children…the same features that continue to attract Kahala buyers. The home would have been considered moderately priced at the time of purchase more than 30 years ago and currently is valued at more than $2 million. Over the years, value retention has been a characteristic of Kahala properties in most price ranges.

Locations Realtor Jason A. Rivera (R), CRS recently listed a single family home at 988 Kealaolu Avenue for $1,799,000. The four-bedroom, two-bath single-story home has an interior living area of 1,692 square feet augmented by a 346-square-foot lanai overlooking the landscaped back yard. The home is situated on a 9,902-square-foot corner lot with mature trees, flowering plants, and rock gardens.

“This is a Hawaiian-style gem with about half of the interior in original condition and ready for personalization,” Rivera said. “Built in 1942 and remodeled in 2012, the home was originally designed with three bedrooms and two baths. The partial remodel included a permitted addition of a fourth bedroom, creation of a family room, and extension of the dining room. A solar heating system with 27 owned photovoltaic panels with a transferable warranty were later added, which nearly eliminates electric bills, as well as a split unit ductless air conditioning system in the main living area and bedrooms. The home has been well maintained, so the possibilities of maximizing its beauty and functionality are only limited by one’s imagination and budget.

“Improvements could be minor, such as modernization of kitchen and baths, new flooring and paint, which will instantly make this vintage home a realization of what one expects of Kahala. Or one could decide to rival the surrounding luxury homes by means of an extensive remodel, addition, or even tear down and build new.

“The large lot is flat, fenced, and surrounded by a high hedge, which enhances privacy. It is used now for entertaining and hosting large parties, but could also accommodate a swimming pool. The property includes a two-car carport and driveway parking for an additional two vehicles.

“This is the best value in Kahala, because even though it could be considered a fixer upper, the size of the property and location within Kahala qualify it in terms of potential return on investment, or upside to increase of value or equity when one considers the asking price.

“The location is ideal, whether you’re moving up and looking to get your foot in the door of this prestigious part of the neighborhood or an investor seeking a lot worthy of a multimillion dollar mansion. It’s just minutes to the Waialae Country Club and a great championship 18-hole golf course, as well as Kahala beach with calm waters for swimming and surfable waves breaking out on the reef. The shops and restaurants of Kahala Mall are a short drive, and there are multiple routes to the Freeway and Waikiki.”

The property is being shown by appointment and at open houses. The next open house is scheduled for Sunday, September 8, from 2 to 5 p.m. For information, contact listing Realtor Jason Rivera at 808.366.8211 or email Jason.Rivera@LocationsHawaii.com.
