NOHONA HALE’S MICRO-UNIT STUDIOS: an affordable rental option

While real estate sales on Oahu continue to experience a scarcity of inventory, affordable rental units are even more difficult to come by. What’s worse, rents have skyrocketed making housing that is both affordable and livable a rare find. The overwhelming demand for such good, affordable housing has led to some creative solutions. The micro-unit apartments at Nohona Hale are an excellent example.
Co-developed by Bronx Pro Group and EAH Housing, the new affordable rental community at Nohona Hale in Kakaako is nearing completion and is scheduled to open in December. Applications are now being accepted.
“Nohona Hale is centrally located and epitomizes the urban-island lifestyle found in Kakaako,” said Samantha Magistro, managing director of new business for Bronx Pro.
Conveniently located at 630 Cooke St., minutes away from the waterfront, City Hall and Ala Moana Center, the high-rise rental project will provide 111 studio apartments each measuring 285 square feet, with an additional 70-square-foot private lanai. Rents are projected to range from $559 to $999 per month, which includes water and garbage.
Qualification guidelines for residency at Nohona Hale require the maximum annual household income not exceed 60 percent of the Area Median Income limit adjusted by household size for Honolulu. For example, the maximum household income for one person at 60 percent AMI is $50,640, and for two people is $57,840. Additionally, every applicant must meet the Property’s Resident Selection Plan standards for acceptance as a resident. For units designated acceptable for persons with mobility, visual or hearing impairments, applications with at least one person with such impairment will be given priority.
Units include floor-to-ceiling sliding glass lanai doors, luxury vinyl tile flooring, low-e insulated windows, energy-efficient appliances and lighting, a garbage disposal, window coverings, cable hook-up, ceiling fans, and a queen-size wall bed system with built-in sofa.
Building amenities include a community garden, lounge area, fitness room, on-site laundry facility, along with bicycle, moped and surfboard storage areas. The 16-story building has elevator access and a secured entry. Green features include LED lighting, low-flow water fixtures, solar photovoltaic (PV) panels and solar thermal water heating.
The application must be completed and signed by the head of household and all household members 18 years old or older. Completed applications will be date and time stamped when received and placed on the wait list. Applications will be processed in a date and time received order. When you are contacted regarding housing, you will be considered for tenancy according to the Resident Selection Plan in effect at that time, and a complete qualifying process will be conducted at that time. Further determination of your eligibility will require third-party verification of your household’s income and assets, as well as a background check for all adult household members.
