The Resort Lifestyle – Waikiki

homes1025-3First in a series

Waikiki – A neighborhood, a community, a “city within a city,” one of the most enduringly successful resort destinations in the world and 3.4 square miles of some of its most valuable real estate.

At any given time, the population of Waikiki is a mix of transient visitors, part-time residents, and full time residents, both owner occupants and renters. While “sun, sand, and surf” may have been the initial dynamic in the evolution of Waikiki as a world-class resort, the ongoing development of luxury hotels and condominium residences, together with trendy shops and restaurants, continue to move Waikiki in a more upscale direction.

However, the pricey boutiques that line Kalakaua Avenue may be all Waikiki’s main thoroughfare has in common with Manhattan’s Fifth Avenue…surfboard-toting pedestrians in bathing suits remind visitors that Hawaii’s lifestyle is basically casual and ocean-oriented.

Essentially choosing Waikiki as a primary residence is making a choice for a high-rise lifestyle with access to resort amenities, which are always close-by and often on the premises. Although there are still lowrise and midrise structures scattered throughout the area, and even a few single family residences, they are few and far between.

Waikiki condominium buyers have numerous options to consider based on their personal lifestyle and financial objectives. Variations from one residence to another include terms of occupancy, limitations on renting, and availability of rental management, as well as standard common area management services. Some buildings are zoned for commercial as well as residential use. Condotel is a classification with its own set of rules and guidelines, and these properties often offer an extensive menu of amenities.

Century 21 All Islands-Waikiki Realtor Megumi Fujioka is a specialist in high-end properties in Waikiki and elsewhere in Honolulu. She is active in sales at Trump International Hotel Waikiki Beach Walk, where she is currently offering a three bedroom, three-and-a-half bath, three lanai unit at $6,200,000 fee simple.

The 462-unit, 38-story condotel at the corner of Kalia and Saratoga was completed in 2009 and is managed by the Trump Hotel Collection. The luxurious property is situated in a prime location approximately 100 yards from DeRussy Beach and just across Saratoga Road from Ft. DeRussy Park.

Buyers of studio, one, two, and three bedroom units, have the option to live in them or rent them out as hotel guest rooms or suites. Hotel amenities are available to both owners and renters. Units are available for rental through Trump International Hotel management or from an approved third party property manager representing the owner. Three percent of the units are owner-occupied.

The property includes three restaurants, a physical fi tness center and spa, meeting rooms, and a swimming pool on the sixth fl oor lobby level. The lobby is elegantly appointed and includes displays of fi ne art by local artists. Owners as well as guests can choose to purchase daily maid service, laundry service, and room service. Parking is by valet only. Floors 8 to 23 include studios and one and two bedroom units utilized primarily for short term stays; one, two, and three bedroom units are located on floors 24 to 34. Floors 35 to 38, the Trump Levels, are the location of the most upgraded units, including the penthouses.

Condos with one bedroom or more include full-size kitchens with top-of-the-line appliances, washer/dryer, and quality finishes. Studios are equipped with kitchenettes. Flooring is travertine, marble, and ceramic tile with carpet in bedrooms and main living areas. Countertops in kitchens and baths are marble or granite.

The fee simple condo currently listed by Megumi Fujioka is a corner/end unit on the 36th fl oor, a Trump Level. Its 2,040 square foot interior is augmented by 147 square feet of lanai space. The 180-degree view of Diamond Head, the ocean, beach, and coastline is maximized by floor-to-ceiling windows and sliding doors which open to the lanai.

“This is one of the best located condominium units in the Trump tower, which offers fi ve-star luxury with world-class amenities,” Megumi Fujioka said. “It is lavishly furnished and includes a fully-equipped kitchen. The spacious interior is enhanced by high ceilings and an open fl oor plan. Views are equally spectacular by day or by night with the lights of Waikiki sparkling below.

“A sandy beach and large, beautifully landscaped park with walking paths and picnic areas are just steps away.”
